Roof Replacement Cost and Insurance

A full roof replacement is a significant investment — typically ranging from $8,000 to $25,000 for a residential home in the Midwest, depending on roof size, materials, and complexity. But for many homeowners, the actual out-of-pocket cost is far lower — sometimes just the deductible — because homeowner's insurance covers storm-related damage.

What Factors Affect Roof Replacement Cost?

When Does Insurance Cover Roof Replacement?

Homeowner's insurance covers roof damage caused by sudden, accidental events — primarily storms, hail, wind, and falling objects. It does not cover damage caused by normal wear and tear, age, or lack of maintenance.

The practical implication: if your roof was damaged in a hailstorm or severe wind event, your insurance likely covers the replacement — regardless of your roof's age.

RCV vs. ACV: Understanding Your Policy

This is one of the most important distinctions in roofing insurance claims. Your policy likely covers your roof under one of two methods:

    Replacement Cost Value (RCV)

RCV policies pay the full cost to replace your roof with a comparable new roof, minus your deductible. This is the most favorable coverage for homeowners. With an RCV policy, you typically pay only your deductible.

    Actual Cash Value (ACV)

ACV policies depreciate your roof based on its age and condition. A 15-year-old roof may only be worth 40-50% of its replacement cost under an ACV policy. Your payout is the depreciated value minus your deductible.

Not sure what type of coverage you have? Call your insurance agent and ask specifically whether your roof is covered under RCV or ACV. This single question can make a difference of thousands of dollars in your claim.

What You'll Actually Pay Out of Pocket

With an RCV policy and an approved claim: Your deductible only (typically $1,000–$2,500). With an ACV policy and an approved claim: Your deductible plus the depreciation amount. Without an insurance claim: Full replacement cost ($8,000–$25,000).
