Plan the work beneath the shingles

A replacement estimate should explain more than the visible roof covering. Ask how removal, decking assessment, underlayment, flashing and ventilation will be handled. If concealed damage is found after removal, agree on how it will be documented and approved before additional work proceeds.

When your property includes a garage or another structure, identify which roof sections belong in the proposal. Keep the written scope and progress photographs together so you can compare the planned work with the work performed.
