Repair

Fix the leak without replacing the whole roof

If one area is failing and the rest of the roof still works, we repair that area. Water often travels, so we find where it gets in—not just the stain on the ceiling—and write the job down before we start.

In short

What is roof repair?

Repair is the right job when we can find the leak or the damaged piece and the rest of the roof still has years left. Water travels, so we find the entry point—not only the stain on the ceiling.

When this is the right job

Repair is the right job when we can find the leak or the damaged piece and the rest of the roof still has years left.

How it works

  1. Step 1

Find where the water gets in

The stain on the ceiling is often not directly under the hole. We check flashing, valleys, pipes, and the attic so we fix the entry point.

  2. Step 2

Make sure a patch will last

If the shingles around the leak are already worn out, a patch will fail soon. We will say that in writing instead of selling a repair that will not hold.

  3. Step 3

Do the repair we agreed on

Work stays inside the written estimate: shingles, flashing, or a limited section—whatever the inspection supported.

What we look at

  • Active leaks and stains inside the house
  • Missing, lifted, or creased shingles in one area
  • Flashing at walls, chimneys, and skylights
  • Pipe boots, vents, and skylight curbs
  • Valleys and roof edges
  • Whether nearby shingles still have life left

What changes the price

The estimate is for your roof, not a neighborhood average. These things usually change the number:

  • How hard the repair area is to reach
  • Whether we need new flashing or only shingles
  • Matching the shingles already on the roof
  • Temporary cover if water is coming in now
  • How many leak paths we find

Roof repair by city

Each city page talks about that market—not the same paragraph with a different city name.

Roof repair in Minnesota, Illinois, Missouri, Kansas, and North Carolina

We schedule this from Eden Prairie, Naperville, Chesterfield, Wichita, and Charlotte. The weather is not the same in each market—hail is more common in Sedgwick County, ice at the eaves is more common in the Twin Cities, and Charlotte thunderstorms lift tabs more often than they bruise a whole roof. The written estimate is for your house, not a state average.

People also ask about this service

Can you fix a leak without a new roof?

Often yes, if we can find the leak and the rest of the roof is still in decent shape. Repeated leaks in several places, or a worn-out roof, usually means replacement is the better job.

Why did the last patch fail?

Common reasons: someone sealed the stain instead of the entry point, used the wrong product, or patched a roof that was already at the end of its life.

Topic cluster

More on repair versus replacement

Repair fits when the failure is isolated and the rest of the roof still has life. Replacement fits when wear or storm damage covers several slopes, leaks keep returning, or the deck is involved. The inspection answers that before anyone writes a contract. Full topic.

Topic cluster

More on wind damage

Wind creases, lifts, or peels shingle tabs. Hail bruises the face and knocks off granules. The same storm can do both. A few missing tabs on a sound roof can be a repair. Widespread lift or a worn covering usually means replacement. Full topic.
